HOW TO APPLY FOR A PROPERTY

  1. Look at our current availability to view the location, property details, description and pictures of each property.
  1. Call our office to schedule a showing appointment.
  1. Fill out the application and pay the $50 application fee + $100 non-refundable admin fee. Each person signing a lease must complete an application and pay the fee. Cash will not be accepted.
    *Application fees will be waived only for the following applicants with certifying documentation; active duty or retired military service member, law enforcement, or first responder of any kind. Thank you for your service!  

HOW TO PROCEED WITH SIGNING

  1. All applications must be turned in by noon on the day prior to the end of the hold period. If all of the applications are not turned in by this time, you may not be able to sign your lease and could forfeit your hold fee.
  1. All leases are 12 month terms from August to August and all share Joint and Several Liability.
  1. All tenants are required to have a lease guarantor. This guarantor needs to be from a parent or relative who will guarantee the financial obligations of the lease. This document will be sent out for electronic signature through the program “DocUSign”.
  1. The security deposit is due in full at the time of lease signing.

SECURITY DEPOSIT AMOUNT

Student security deposits equal 2 times the monthly rent. There are a few exceptions to this rule. These funds are held in escrow throughout the lease term and refunded within 60 days minus any damages incurred. Common deductions are cleaning, carpet cleaning, and painting. The security deposit cannot be applied to first or last month’s rent.

ZONING LAWS

  1. The City of Boulder has a zoning ordinance that states the maximum number of non-related people who can live at a property.
  1. The number of bedrooms at a property does not affect how many people it is zoned for.
  1. Direct relatives are considered related i.e. brother/sister, first cousins, and spouses.
  1. The maximum penalty from the City of Boulder for over occupying is a $2000 per day fine and it is grounds for eviction.
  1. Four Star Realty does not condone over occupying of any kind. If we are alerted to a possible violation of this ordinance, we will perform an inspection to ensure the property is in compliance.

UTILITIES

  1. Utilities are not included in the base rent listed on the website. Properties located in HOA may have water/sewer and trash included.
  1. The estimated cost for water/sewer and trash is between $50-$75/month per bedroom.
